Job Description

This is a rare opportunity to step into a senior leadership role with genuine scope, genuine impact, and the full backing of the CFO.

We're looking for a General Manager, Property to take ownership of the entire property lifecycle across our national portfolio of 250 sites. You'll lead a dedicated team of eight, report directly to the CFO, and work closely with divisional leadership across the business. The role is based at our George Street, Sydney head office.

This is a transformation appointment. You'll be walking into a function with solid capability and bringing the structure, leadership, and commercial discipline to take it to the next level. If you've done this before and delivered, this role was built for you.What You'll Be Responsible For

  • Leasing strategy and negotiation across a 250-site national portfolio, getting ahead of the market, creating competitive tension with landlords, and driving commercial outcomes at scale
  • Full lease lifecycle management including acquisitions, renewals, surrenders, subtenancies, and exits
  • Commissioning and overseeing a structured portfolio audit covering condition, capital works prioritisation, and a refurbishment cycle with proper governance behind it
  • Contractor and procurement panel management, expanding our panel, driving competitive tension, and eliminating unnecessary cost
  • Facilities management across the portfolio, including standards, performance accountability, and contractor governance
  • Proactive reporting to the CFO and divisional COOs, structured and ahead of the curve
  • Leading, coaching, and developing a team of eight through clear expectations, regular one-on-ones, and a culture where people are held accountable and supported to grow
  • Representing the property function as a credible, trusted voice across the business, rebuilding and strengthening relationships with divisional COOs and operational leadership so the function is known for what it delivers



The Successful Applicant

What We're Looking For

You're a property leader who has spent your career managing complex, high-volume multi-site portfolios and lease negotiation is your strongest gear. You understand how to work a market, how to create options before you need them, and how to get results across hundreds of sites without losing commercial discipline.

You'll bring:

  • Senior exeprience in multi-site property management, with leasing as a core component of your role, not just FM or projects
  • A portfolio background of 200+ sites, ideally in healthcare, dental, pharmacy, QSR, fitness, or financial services branch networks (big-box retail is not the right profile for this role)
  • Demonstrated ability to lead and develop a team, including having the hard conversations
  • Strong stakeholder skills - you earn credibility through delivery, not authority
  • The patience and EQ to operate in a complex, decentralised environment where trust takes time
  • Experience navigating a transformation, having built structure where there wasn't any and seen it through
  • A genuine commitment to people leadership - you invest in your team, you develop capability, and you build cultures where people know where they stand and want to do their best work
  • An understanding that in a healthcare environment, the property function exists to serve patients and clinicians - you take that context seriously and it shapes how you engage with the business
  • We're open to corporate property leaders and experienced agency-side professionals who have run national multi-site portfolios at comparable scale
