Job Description

The Investment Manager (South Florida) works closely with the Director of Investments (DI) to implement business plans for multifamily acquisition.

  • Manage an assigned portfolio of approximately six to twelve communities, including stabilized, value-add, and lease-up projects
  • Work with the Cortland team to develop and execute business plans
  • Collaborate with Construction and Operations teams and attend construction meetings to manage renovation execution and leasing progress/rates
  • Monitor construction draws and change orders, review lead price and activity trends, and adjust strategies to achieve project goals
  • Support the acquisitions process in underwriting, coordinating due diligence, and facilitating pre-construction efforts
  • Disseminate investment objectives and delegate tasks to support functions (such as Investment Associates and Analysts, Operations team, and Cortland Improvements team), to ensure the team runs at maximum efficiency
  • Communicate with debt and equity partners, to provide them with information, updates, and reports
  • Coordinate daily with the DI to manage weekly work flow
  • Ensure that your Investment Analysts and Associates know their responsibilities and have the tools they need to complete them
  • Create detailed financial models and projections, including scenario analyses
  • Prepare internal investment briefs, produce polished reports, and provide insightful presentations
  • Manage market research efforts and provide thoughtful commentary and analysis
  • Monitor investment performance as it relates to market conditions and specific business plans; provide re-forecasts and periodic pro forma commentary
  • Travel up to 75% of working hours as necessary to close transactions, see new potential acquisitions, and track renovation progress
  • Work closely with the Director of Investments to take on more responsibilities and expand your role with the team
  • All other duties as assigned

The Successful Applicant

The Investment Manager (South Florida) will:


  • Bachelor's degree in Finance, Business, Economics or related major, or equivalent experience required. Equivalent years of experience are defined as four years of professional experience.
  • Master's degree in related field preferred


  • 5-10+ years' experience in real estate investment or development
  • Experience in the multifamily industry required
  • Understanding of the South Florida market

  • Strong analytical, critical thinking and problem-solving skills
  • Exceptional interpersonal, written and verbal communication skills
  • Proficiency in Microsoft Office Suite applications
