Job Description

Reporting directly to senior leadership, the Portfolio Fund Manager will take ownership of fund operations, portfolio management, treasury forecasting, investor reporting and loan portfolio oversight. Working within a collaborative and highly relationship-driven team, you will partner closely with borrowers, brokers, investors and internal stakeholders to ensure the effective management of a diversified private credit portfolio while delivering strong risk-adjusted outcomes. This is a hands-on role requiring a strong understanding of property development, structured lending and advanced financial modelling.

  • Manage portfolio construction, performance monitoring and implementation of investment strategies.
  • Produce treasury forecasts, portfolio reporting, cash flow analysis and investor reporting.
  • Monitor loan portfolio performance, covenant compliance and risk exposures.
  • Review and oversee loan draw downs, borrower utilisation requests and project funding requirements.
  • Assess construction and development progress across a range of property development projects.
  • Analyse feasibility studies, cost-to-complete positions and Quantity Surveyor reports.
  • Build and maintain sophisticated Excel models to support forecasting, scenario analysis and executive decision-making.
  • Work closely with executive leadership on capital management, liquidity planning and portfolio strategy.
  • Collaborate with credit, legal, compliance and finance stakeholders to deliver efficient portfolio outcomes.
  • Contribute to ongoing process improvement and optimisation of portfolio management systems.

The Successful Applicant

To be successful, you will bring a blend of property development knowledge, structured lending experience and strong commercial acumen.

  • Significant experience within structured lending, investment management, commercial finance, funds management or private credit.
  • Direct exposure to property development, construction finance or real estate investment.
  • A strong understanding of the full property development lifecycle, including acquisition, development, construction, subdivision and project delivery.
  • Experience managing loan portfolios, fund operations or investment portfolios.
  • Advanced Excel modelling capability, including cash flow forecasting, scenario analysis and portfolio modelling.
  • Strong analytical and reporting skills with the ability to communicate complex information clearly.
  • Experience engaging with borrowers, developers, brokers, investors or other key industry stakeholders.
